How can part exchange benefit me?

The process of selling a house can sometimes be a long one.

Finding a buyer for your existing home can take time, particularly if the people buying it are also selling.

However, help is at hand. If you are buying a brand new home, then part exchanging your existing one can eliminate the hassle of finding a buyer and also guarantee a sale, allowing you to focus your thoughts on your new property.

Why part exchange?

Part exchanging your house for an Avant Homes property not only provides convenience, but also peace of mind, as you can be sure of getting a good price for your current home, with the added benefit of moving into a brand new one.

Following this process can also eliminate estate agents’ fees and other associated costs and help to significantly reduce the time it takes to complete the transition.

Am I eligible?

To be eligible for consideration, the value of your current home should be no more than 70% of the value of the new Avant Homes property you have chosen.

It must be in good order with no major maintenance or repair required, and located within a reasonable distance of an Avant Homes development.

Furthermore, all necessary planning and building consents for alterations or extensions must be available for inspection, and the property must be mortgageable.

How do I part exchange?

After you have chosen your ideal new property from Avant Homes, we will arrange two professional, independent valuations by local estate agents.

We will then make you an offer based on the average of the two valuations, which is guaranteed within seven days. Once this offer has been accepted, you formally reserve your new home.

The sale proceeds as normal and you can move into your new home when it is ready, regardless of whether your current property has been sold. This process may vary if you have opted for our Safety Net Part Exchange service.

What is Safety Net Part Exchange?

The Safety Net Part Exchange option allows you the opportunity to sell to a third party bidder, without selling to us straight away. The Safety Net offer is made once we have examined the independent valuations.

If you accept this offer, your property will then be marketed by a local selling agent at a price that is agreed by both yourself and us for up to six weeks before you move into your new home. If the property is bought by a third party for more than the Safety Net offer within the timeframe, you will benefit from this higher offer. However, you will also be responsible for all selling costs, legal fees and outlays.

If your current property remains unsold six weeks before you move into your new home, we will purchase it at the pre-agreed Safety Net price and take over the marketing of it thereafter.

It must be noted that the option is only available on certain plots that are usually at an early stage of construction. Avant Homes also reserves the right not to make an offer on a property.

What next?

When finance is in place for your new property and all contracts are signed and exchanged, we will exchange keys on your current and new home and you can move into your brand new Avant Homes property.
