Avant Homes has launched the first new homes for sale at its £45m, 200-home Moorwell Meadows development in Yaddlethorpe, near Scunthorpe.

Located off Scotter Road South, Moorwell Meadows comprises a mix of two-, three-, four- and five-bedroom homes designed to suit first-time buyers, growing families and downsizers.

The development features 12 of Avant Homes’ house types which are all energy efficient, typically achieving an Energy Performance Certificate (EPC) rating of B or above.

Prices for the first phase of new homes released start from £290,000 for the ‘three-bedroom plus’ detached Wentbridge, so called as it includes an additional upstairs room offering flexibility as a live/work area.

The largest homes for sale are the ‘four-bedroom plus’ Cookbury from £318,000 and the ‘four-bedroom plus’ detached Thoresby from £340,000, both of which also benefit from an additional upstairs room.

Avant Homes anticipates the first residents will move into their new homes during summer next year, with a showhome of the Cookbury house type expected to open in the spring.

Commenting on the launch, Avant Homes sales and marketing director, Dan Hardcastle, said: “Releasing these first homes for sale is an exciting step towards welcoming our first residents to Moorwell Meadows.

“The mix of practically designed, energy efficient homes will appeal to a wide range of buyers, from first-time buyers and growing families to those looking to downsize. We look forward to welcoming residents and seeing a thriving new community take shape here in Yaddlethorpe.

“Yaddlethorpe is a fantastic place to call home, offering residents countryside walks, amenities, a range of schools and convenient connections for commuters all within the local area.

“We encourage prospective buyers to contact our sales team about finding a home at Moorwell Meadows that suits their needs and how they can make their next move to the development a reality.”

Of the first homes released for sale at Moorwell Meadows, the ‘four-bedroom plus’ Thoresby house type is a strong example of Avant Homes’ ability to deliver homes for modern-day living.

The Thoresby features an open-plan kitchen, dining and family area with French doors leading to the rear garden. A separate lounge, snug, utility room and WC complete the ground floor.

Upstairs, the main bedroom has an ensuite shower room, while three further bedrooms share a family bathroom. An additional live/work room offers space for a home office or hobbies.
