Reserving your new home
Once you've found 'the one', it's important to reserve it to ensure nobody else makes a move on it. As soon as you give us the go ahead, we'll take your new home off the market and start the sales process
Appointing a solicitor
Having the right solicitor is the key to an efficient buying process. Which is why we nominate a solicitor we know you can trust and who is experienced in conveyancing in your chosen area. Your nominated solicitor will take care of all legalities from Local Authority searches, Stamp Duty and Land Registry. The more information you can give to your solicitor about the purchase, the quicker and easier the legal side will be.
Applying for a mortgage
Most people need a mortgage to buy a new home. If you’re not sure how to go about finding one, we can put you in touch with a nominated Independent Financial Advisor (IFA) who will weigh up your options and decide which mortgage is the right one for you. We recommend that you get in touch with the nominated IFA as early as possible, even before you reserve your new home, so that you know how much you can afford. Once you've found the right mortgage, try to get an application agreed in principle. Then, after you've reserved your new home, you can make a formal mortgage application - that new home is almost yours…
Once you’ve shared the good news that your mortgage has been approved, you can truly start making your new home, your own. With plenty of specification design options you can get things just the way you want them. Depending on the build stage, you can now begin to select features like kitchen units, the colour and style of your tiles, and even items such as taps! Just check with your sales advisor with regards to the available options on your development.
Exchange of contracts
As soon as your solicitor is satisfied with the legal side of things, they’ll go through everything with you before you sign your contract. Our solicitor and yours will then exchange contracts (or conclude missives in Scotland) and you will pay your agreed deposit to make everything legally binding and secure your new home.
Once your new home is finished, we'll invite you to a home demonstration, where we'll show you everything you need to know ahead of moving day. Meanwhile, your solicitor will request your mortgage advance and any additional balances, ready to transfer to our solicitors on moving day. When the funds arrive, the home will be officially yours. You can collect the keys and the deeds will be sent to your solicitor. Then, all that’s left to do is move in!
