Community Consultation - Lyndhurst Road, Chilton

The Proposed Development

Avant Homes Northeast are in the process of preparing a full planning application for the residential development of land located to the south of Lyndhurst Road, Chilton. Following the successful completion of our Peerfields development, Avant Homes are now seeking to obtain full planning permission for the erection of a further 149 dwellings, including access, public open space, landscaping and associated infrastructure.

Key features of our proposals include:

• The development of up to 149 quality new houses, including 22 affordable homes;

• An inclusive and accessible development offering a range of 1, 2, 3 and 4 bed terraced, semi-detached and detached dwellings, designed to meet the needs of young and growing families, first time buyers, and downsizers;

• Two points of vehicular and pedestrian access from our completed Peerfields development;

• Provision of publicly accessible open space, including children’s play area;

• The provision of adaptable and wheelchair accessible new homes, including bungalows;

• A development designed to be sympathetic, whilst enhancing the existing character of the surrounding area, through creating contextual design features and use of high quality materials; and

• The provision of a considered structural landscaping scheme, including the retention of existing trees and habitats where possible, along with additional hedgerow, tree planting, wildflower meadows, and other valued habitats which will deliver a biodiversity net gain of at least 10%.



Technical Considerations

Our internal and external professional team are in the process of undertaking various technical assessments into the current site conditions, covering flood risk, ecology, ground contamination, heritage and archaeology, site access, local highway conditions, noise and air quality. All supporting technical information underpinning our scheme will be publicly available at the time the application is submitted to the Local Planning Authority (Durham County Council).

The feedback provided will be carefully considered by the design team, before the scheme is finalised for formal submission to the local planning authority.

Our community consultation exercise is designed to involve the public prior to submission of the planning application to Durham County Council. It will not replace the statutory consultation exercise undertaken by the Council when dealing with any formal planning application.
