The Proposed Development


Avant Homes West Yorkshire are in the process of preparing a full planning application for a residential development, which seeks detailed approval for the 84 dwellings at land to the north of High Cotes Farm and Moorside Farm, Wilsden, Bradford. 


Key features of the Proposed Development 


The delivery of 84 high-quality new homes on land to the north of High Cotes Farm and Moorside Farm, providing a balanced mix of open-market and affordable housing to help meet identified local housing needs in Wilsden and the wider Bradford area.

The provision of 35% affordable housing, alongside a varied choice of 1, 2, 3 and 4-bedroom homes, including terraced, semi-detached, detached properties suitable for first-time buyers, families and downsizers.

A carefully planned layout with a new vehicular access from West Royd, internal streets and private drives designed to provide safe and legible movement through the development.

The creation of public open space, including a locally equipped area of play, together with new green buffers, native planting and indicative new trees to soften the development edge and support biodiversity.

The retention of existing trees and dry-stone walls where possible, with new dry stone walling and boundary treatments proposed to reflect the site’s rural edge setting beside open countryside and green belt land.

Connections to existing public rights of way are proposed, improving permeability and helping link the new homes with the surrounding walking network.

A sustainable drainage strategy is being developed, including a proposed attenuation tank, to manage surface water as part of the overall scheme design.

Appropriate planning obligations, including Section 106 contributions where required, will be agreed with Bradford Council through the planning application process.


Technical Considerations


Our Technical Team are assessing a range of site-specific technical matters. These assessments cover technical matters such as current site conditions, ecology, contamination, archaeology, access, highways and noise. All supporting technical information underpinning the scheme will be publicly available at the time the application is submitted to Bradford Council as the Local Planning Authority.

Our community consultation exercise is designed to involve the public prior to submitting an application to the Council. It will not replace the statutory consultation exercise undertaken by the Council when dealing with any formal planning application.
