Avant Homes West Yorkshire received full planning approval in May 2025 for the ongoing residential development located to the south of Wharfedale Drive, Altofs. The full planning approval was for the erection of 83 dwellings, including access, landscaping and other associated works.
Key features of our approval include:
• The development consists of 83 quality new houses;
• An inclusive and accessible development offering a range of housing, designed to meet the needs of young and growing families, first time buyers, and downsizers;
• A mix of 1bed, 2bed, 3bed and 4bed dwellings comprised of detached and semi-dwellings;
• The provision of adaptable and wheelchair accessible new homes, including bungalows;
• A well designed distinctive development, incorporating high quality materials, and informed by the local vernacular;
• An ecologically sensitive development, including detailed landscaping scheme design to maximise habitat enhancement on site;
Access
Vehicular access is a direct extension of Wharfedale Drive into the site. Improved pedestrian links will be delivered to provide convenient links to the south by improvement to the existing public right of way, and a new connection through the site to the ongoing development to the west.
You may be aware that construction traffic has been permitted to be taken via Pope Street and under the existing railway bridge. This bridge is noted to have a 7.5t restriction in place, however, for information all the necessary exemptions and agreements are in place with Wakefield Highways Authortiy for this to be used as the approved route.
Public Open Space
The scheme includes public open space along the eastern boundary of the development along the existing public right of way, and within the site itself. This will be accessible and usable by new residents and the existing community.
Flood Risk and Drainage
The development is located within flood zone 1, as defined by the Environment Agency. This means it’s at low risk of surface water flooding.
Nevertheless, an appropriate drainage strategy has been designed by Avant Homes’ appointed specialist. This scheme will ensure that the proposed development does not increase flood risk both on and off site, and will aim to improve overall flood risk.
Ecology
A detailed Ecological Impact Assessment was undertaken as part of our planning application. The survey confirmed that the site did not accommodate any protected species. The development will deliver a number of recommended enhancement measures which will be incorporated into the development.
Landscaping
A considered scheme of landscaping has been approved which will maximise the potential for habitat creation / enhancement on site.
Infrastructure
As part of the Planning Approval and the associated Section 106 Agreement, the following contributions will also be made by the developer to Wakefield District Council to help improve various infrastructure projects within the local area:
• £46,000 – Biodiversity Net Gain
• £13,373.28 – Biodiversity Monitoring Contribution
• £30,000 – Compensatory Green Belt Improvements
• £5,000 - Traffic Regulations Order
• £5,000 - Travel Plan Monitoring
• £86,997.02 – Sustainable Travel Plan

As such we will be hosting a residents event, which will take place on the 27th of November 2025 between the hours of 4pm-7pm at our newly established Sales Centre at our Wharfedale Drive development.
