Area Construction Manager

Competitive Salary - dependent on experience

To provide high performance and effective leadership and management oversight to construction teams enabling them to deliver to programme and to “Avant” build quality and customer service standards across all developments under their responsibility. The role is accountable for the safe and professional delivery of all site construction programmes and associated activities, budgets, forecasts, build and quality standards, customer experience and brand standards and metrics, working closely with colleagues across the business, to deliver effective results and inform and create continuous operational improvements.  

The Role

• Create a high performance, customer-centric site construction team culture, leading by example and proactively coaching site managers to deliver the “Avant Way” and achieve their full potential. 

• Formulate area build strategies and critical path programs and timetables and procurement and sub-contractor solutions in conjunction with the Construction Director and purposely intervene as necessary to ensure the Region’s budget and all build KPIs are deliveryed or exceeded, within a safe, clean and productive build environment.
• Continuously audit and evaluate site construction team performance across all key areas, KPI’s and other metrics and take appropriate action to ensure the “Avant Way” is followed on site and build production meets planning and environmental requirements, key-stage build programme milestones, the Avant Gold Mark quality standard and standards under our customer journey and brand values.
• Be a proactive leader accessible to construction and sales teams and when appropriate our customers on site, acting as a pivotal enabler and creator of success and to ensure the efficiency and performance of construction activity is optimised.
• To be Avant’s custodian and active ambassador for our vision and values, brand guidelines, Avant Gold Mark standards and approach to operational excellence.
• Proactively influence and manage key decision makers to resolve issues relating to performance specifically as it affects the area’s key-stage build programme, the efficiency of build progression, site presentation, build standards and Avant Gold Mark quality compliance, customer experience and brand reputation, profitability and the best use of internal and external resources. 
• Create effective business partnerships with other departments to ensure effective cross team collaboration e.g. engender close and collaborate partnerships with sales, technical and commercial on new site starts and the on-going planned delivery of plots to the Avant Gold Mark standard as per the regional business plans and KPIs.

Key duties and requirements

• Hold regular and productive planning and programme performance review meetings with sales, commercial and technical colleagues and proactively drive colleagues to ensure key information, drawings and technical/commercial solutions are delivered in advance of key programme stages to anticipate, identify and resolve issues that threaten site productivity and programme/key stage delivery.

• Consistently monitor, report and take appropriate action to ensure that build resources and costs are controlled and in budget liaising closely with the commercial team on monthly valuations and pre and post tendering reviews and evaluations.
• Ensure that each Site Manager and their respective construction teams are:
- fully engaged with, and are in control of, their respective programmes and budgets,
- take ownership for the performance of their development, and
- take timely and controlled action to identify and resolve issues that affect delivery.
• Ensure Site Managers are aware of build performance and completion targets, quality standards, site budgets, prelims and allowances, valuations and cost variations and are operating to Avant standards and requirements.
• Provide construction reports, forecast information and KPI updates to the Construction Director based on verifiable activity information, forecasts and intelligence, on a regular basis.
• Fully embrace and ensure business systems and site-based technology is optimised by teaching, mentoring and requiring all Site Managers and their respective construction teams to use such systems and technologies to deliver business performance efficiencies and key management information thereby adding value to the construction function and its impact across/on the wider business.
• Actively support the Construction Director and commercial department on the appointment of suitable sub-contractors and suppliers and monitor and report on the performance of trades taking remedial action as required.
• Provide timely operational feedback to the Construction Director on issues affecting the performance of their developments, contributing to the development of effective operational practice, as outlined in the Group’s best practice documents, and taking proactive action to secure continuous improvement and the elimination of threats to programmes, budgets, customer experience and commercial performance.
• Hold regular one to one discussions with site managers and assistant site managers to understand how the site can perform better, what support is needed and the tactical priorities outside of day to day operations that should be their focus.
• Ensure the right number and quality of staff are recruited onto site and that active training and performance management is undertake to ensure staff and sub-contractors are fully competent, coordinated and motivated to achieve best performance.
• Hold regular and productive planning and performance review meetings with sub-contractors.
• Actively promote community engagement and a customer-centric culture on all sites.
• At all times ensure all site teams and stakeholders fully comply with our responsibilities under the Company’s Health and Safety and Environmental and Corporate Responsibility Policies and that all other Group policies and processes are followed and consistently applied across all areas of responsibility.
• Any other duties as reasonably requested.
